What should you do before the crew gets to your Flora home?
The two jobs that matter most before the crew arrives are keeping people away from wet outlets and shutting off the water, and the steps below cover both.
- Stay out of standing water that's touching outlets or extension cords, and keep kids and pets out of that room.
- Shut off the water at the main valve if you can't find the source fast. Basement homes usually have it near the water meter where the service line enters.
- Don't wade through water that came up through a drain. Close the door to that area and wait for the crew.
- Storm water usually gets in through window wells or the joint where the floor meets the wall. Move what you can to a dry room.
- After a hard freeze, check exterior walls and the garage for wet spots before you turn the water back on.
- Hang up wet rugs or clothing somewhere they can drip, and open interior doors so air can move through the wet area.
- The EPA recommends drying water damaged areas within 24 to 48 hours to prevent mold, so call as soon as the source is stopped.
- If you plan to file with your insurance company, check your policy's notice rules and read the Indiana Department of Insurance claim tips before you make permanent repairs.
What questions come up on the first call?
The first call takes a few minutes, and most of it is about where the water came from and how far it spread.
- Which fixture or pipe is leaking, or that you can't tell yet.
- Whether the water came from inside the house or from outside.
- Whether the basement walls are wet or just the floor.
- Whether this happened overnight or in the last hour.
- About how old the house is. A lot of homes in Flora date from the 1960s to 1980s, and older plumbing changes what the crew checks first.
- Whether the power to the wet area is on or off.
- If you plan to file a claim, which company your policy is with.
If you don't know some of these answers, say so and the crew will check them when they get to the house.
What happens when the crew gets to your Flora home?
First they confirm the water is off and the area is safe to work in. If the source is still a mystery, finding it comes before anything else.
The crew takes moisture readings room by room and records them along with the damage photos, so the photo report shows what was wet and how wet it was.
Our water restoration manager is IICRC certified. The IICRC's S500 standard covers professional water damage restoration, and its S520 standard covers mold remediation.
We document the damage with a photo report and walk you through what we found, so you can decide with your insurance company.
The drying plan follows the readings. Equipment stays until the meters show the materials are dry, and the crew checks progress along the way.
How does the age of Flora homes change a water call?
Flora grew a lot in the 1960s to 1980s, and plenty of homes from that time still have some original plumbing. Basement homes take on water from more directions, so tell us whether it's coming through a wall or from a pipe. Some parts of Flora sit low or near water, and outside water after a storm is handled differently from a plumbing leak. Galvanized steel supply pipes, which rust from the inside, are still around in older houses here. Mention any of this when you call, and the crew will plan around it.
